We do commercial financing on existing projects or on ones to be constructed or acquired. We provide land loans to developers BEFORE bank financing is available for new construction projects (prior to pre-sales). We lend up to 65%, sometimes 70%, on an ‘as is’ appraised value basis with private funds (non-bank). The percentage we lend up to depends on the actual project, it’s potential absorption rates, area and topography, use of land, experience of the developer, net worth and ‘skin in the game’. We like to see developers invest in their own project with their own funds. In other words if you believe in your project you are investing in it too. We represent some of the wealthiest families in Canada and are the ‘gatekeepers’ for those funds. It is important to us that you are reliable, honest and transparent with us. Our investors don’t want to own your real estate they just want to earn interest and see you succeed. It is that simple.
We have funds when others don’t DUE TO years of success with our wealthy private investors. We do hard money deals but only the ones we consider plums or apples.
Our lenders expect us to view your property and meet you. We are the ‘gatekeepers’ of their money and take that job seriously.
A letter of intent means that we like you, believe in you and want to lend to you. We have the funds. We are 100% behind you for solving your funding challenge.
If you have a current appraisal then we will have our appraiser do a review of it to confirm its ‘as is’ value to lend on. If you don’t then we will need one.
Once you are ready we will issue a commitment and instruct lawyers to fund your deal.
Most loans are 12 months, with an additional term extension available. We set you up for success. It is expected from us and from our investors.
